What is a Buyer’s Agent?
A buyer’s agent is a licensed real estate agent who is bound, often through agreement in the form of a bilateral contract, to represent the buyer(s) in the real estate purchase process, Some states, such as Indiana, make agents who are showing properties not listed by themselves, into buyer’s agents by default. This is not necessarily in the best interest of the buyer, instead it reduces the liability chain of the listing agency. Others require the relationship be formalized in writing. In all cases it is in the best interest of the buyer to secure this arrangement in a formal documented agreement. Many agents will work both ‘sides’; selling houses through listing contract agreements and other agents’ listings, as well as their own, when working on behalf of a buyer.
